Building Regulations
Building Regulations are quite separate to Planning Permission and they only apply to buildings - ménages, parking areas, hard standings, horse walkers etc, are not governed by Building Regulations.
Whilst Planning Permission considers the appearance of the proposal and it’s impact on the locality and surrounding neighbours, Building Regulations is effectively a set of standards that regulates the design and construction of buildings and they are in place to ensure the health and safety of people who use the buildings. Typically Building Regulations make sure that buildings are structurally sound, safe in the event of a fire, have adequate drainage, ventilation, toilet facilities, energy efficient and accessible for disabled people.
Typically your local building control department will need to inspect a detailed set of plans that indicate all the relevant specification information and then as the building work proceeds on-site, they will inspect the construction work, to make sure that all the construction work meets the necessary requirements. Once all the building work is complete and the Building Control Department are satisfied with everything, they will issue you with a completion certificate.
Most equestrian buildings that are for private use are exempt from building control, but those that are intended to be used as part of a commercial venture, a building where members of the public have access or a building where numbers of staff are employed, may not be exempt and a separate building regulations application may be required, we’ll be able to advise on this.
